Juice Box @ The Whiskey Will Benefit Crofton Teacher

Crofton Children's Centre is hosting an event next Saturday, Oct. 2, to support one of their teachers in her battle against breast cancer.  This will not be a bake sale, and it's not a “run”… it's something MUCH more spectacular.

They're bringing  Rocknoceros logo  to Anne Arundel County for a benefit concert

and they're calling it Juice Box @ The Whiskey.

Rocknoceros (pronounced like rhinoceros) has dominated the Washington, DC children's scene since its inception in 2005, winning four Whammies (Washington Area Music Awards), landing an on-going Video-on-Demand offering through Cox Cable, and producing 3 CD's of original music.

If there are kids in your family, you probably already know that Rocknoceros is a group of three guys: 

RocknocerosCoach Cotton is the ring-leader, frequently immersed in a sea of knee-high concert goers. Wearing a wireless head-set microphone, he wades through the mass of dancing children, dispersing high-fives and shaking a tambourine.

Williebob provides the necessary string work for the show, moving among a collection of guitars, mandolins, and banjos while wearing a kazoo around his neck.

Boogie Woogie Bennie is a one-man-band within the power trio, employing a contraption that one four-year-old fan described as "the piano-drum". The piano-drum allows Boogie Bennie to play the bass drum with his right foot, the snare drum and hi-hat cymbal with his left foot, and the keyboard with his hands (with his left hand playing the bass parts).

Together, Rocknoceros is able to cover a dizzying range of musical styles in each set... from Tin Pan Alley to the shores of Jamaica, Rocknoceros hops from genre to genre like a toad on summer asphalt.  Local resident Katherine Nicol tells me there's no denying that this group is definitely NOT your typical musical trio!

VA Mortgage Loan After A Short Sale

Many of our home-buyers in the area around Fort Meade, Andrews AFB, and the Naval Station Annapolis are either active duty military or veterans.  And some of them are asking whether they can buy again after a short sale.

Want To Buy A New Home?We just answered a question from a Veteran that went something like this, "I sold a home last year that had two mortgages.  The first mortgage was paid in full, the second mortgage was not.  Can I get a VA Loan now that it's been more than 12 months?"

There are two really, really important facts that we need before we can answer the Veteran's question.

The first one is - why did you short sale the home? Strategic Short Sales are not going to sit well with an underwriter, and could be the basis for denying the loan.  

Additionally, since it's been 12 months, we need to know if there were any late payments on the mortgage prior to the Short Sale.  If there were missed payments, then VA will make us wait three years before we can do another VA Mortgage Loan.

Since it was a first mortgage that was paid in full, it is unlikely that the Veteran has a delinquent FHA, VA or USDA mortgage loan balance showing.  If there WAS a delinquent Government loan balance - you would not be eligible for another Government Insured Loan.

The Veteran in this case has a credit score of 660, and the second mortgage does not show a deficiency balance owed, but it does clearly show on the credit report as a short sale.  The reason for the move was because the Veteran lost their job in Florida and relocated to NC with a job they've now held for over a year (same line of work). In this case, the Veteran never missed a payment on the mortgage - they simply did not have cash (they'd been living on savings while looking for a job) to cover the $25,000 short on the second mortgage.

In a case like this - 12 months must pass from the time of the short sale, and the application for a VA loan. Our underwriters require that we get some sort of statement from the Second Mortgage Holder indicating that they are not going to file a deficiency balance against the Veteran... we ARE able to make this loan.

Um, It's About That Wallpaper!

 

It's been my experience that most homebuyers in Crofton, Bowie, and other nearby communities are not interested in living with someone else's choice of wallpaper.  They look at it and think, "Oh no... I'll have to take that down after settlement before we even move in... too much work!"

So take heed, and see what D.C. REALTOR Patricia Kennedy says about this topic:

When my parents bought their move-up house, my mother carefully chose lovely wallpaper that my father expertly hung on walls throughout the house.  Then, a few decades later when it was time to downsize, the mean Realtor daughter (um, moi!) made them strip the stuff off.  All of it!

And now, years later, Mother still brings it up once in a while, perhaps to demonstrate my lack of tack and sensitivity. 

OK, Mom!  Chill!  It got you a bunch more money for the old house!

Wallpaper is highly personal.  Your love for the pattern in your dining room, the one with the carnivorous flowers, may not be shared with another person on the planet. 

And even if it a decorator's dream, it's likely to be completely passe in a few years. 

Yesterday, I saw many homes, some of them very expensive, that had been wallpapered to death.  Some of it was my taste, but I wouldn't put my house on the market with it on the walls.  A lot of it could have served on the set of "That 70's Show".  And some of it had started to peel off. 

Ick! 

So if you are planning to put your home on the market, and if your agent brings up your wallpaper with a strong suggestion that it come down, just do it!

As people come through a house with wallpaper, they make some assumptions about how much it will cost to take it down and prep the walls for painting.  And their estimate is probably a whole lot more than it will cost you to have it done ahead of time.

But!  But!  We are in Washington, DC - a world capitol that attracts people with discriminating tastes, you say.  You're right, and they will discriminate against your house and go for the one that's been painted with Benjamin Moore's classic beige!

And if you think they'll be able to look beyond your choice, they won't!

These Maryland Season Ticket Holders Are Wearing Navy Tomorrow

Our family will be wearing navy blue tomorrow and cheering for the U.S. Naval Academy in their game against the Maryland Terps.  It's a little different experience for us, since we're Maryland season ticket holders.

MyTerps logo husband Larry is a retired Naval Officer and our family has lived near the U.S. Naval Academy for about 40 years.  Given the sorry state of the Maryland football program (first 10-game losing season in history last year) and our affinity for Navy, we went out to get some new tee shirts for this game.  There will be plenty of other opportunities later in the season for Terps attire.

 

Fear the Goat

Regardless of which team wins the season opener for both teams tomorrow, we won't complain.  We might even be equal opportunity fans, finding reasons to cheer for both teams.  It will be hard to break the Terps habit, even though we're dressing for Navy... 

We're looking forward to all the pre-game pageantry, and promise to post some photos on Tuesday.
