Sales comparisons between April 2006 and 2007 don't mean much for Davidsonville, MD, when there was only one sale during April 2006. That seems crazy, but it's the information reported by Metropolitan Regional Information Systems, Inc., the regional multiple lsting service that includes Davidsonville.
I think we need to focus on the 2007 information, specifically the fact that there were 14 new listings in April, 4 new contracts, and 6 new settlements (see Total Units Sold below). Those 6 units were on the market for an average of 217 days - almost 2/3 of a year. If you have a home in Davidsonville to sell, therefore, it would be a good idea to plan ahead.

Another factor to consider is the average sale price as a percentage of average list price - less than 90%. So don't plan on a full-price sale! Actually, I recommend pricing your property very conservatively - you might actually inspire a full price offer and even a bidding war.
